You’ve done the prep work—got pre-approved, checked your credit, and know what you can afford. Now it’s time for one of the most exciting parts of the VA homebuying journey: finding the perfect home. But here’s the catch—not every home is eligible for VA financing.

In this post, we’ll help you understand what types of properties qualify for a VA loan, how to find a VA-approved condo or townhome, and what to watch out for in South Florida’s competitive real estate market.


What Types of Homes Qualify for a VA Loan?

The VA has specific standards when it comes to the properties it backs. The home must be:

  • A primary residence (not an investment or vacation home)

  • Safe, structurally sound, and sanitary

  • Appraised and approved by the VA (meets Minimum Property Requirements)

Eligible property types include:

  • Single-family homes

  • VA-approved condominiums (see my notes below about rejected condominiums)

  • Townhouses

  • Multi-unit properties (up to 4 units if you live in one of them)

  • Manufactured homes (if they meet local and VA guidelines)


What Is a VA-Approved Condo?

Condos must be on the VA's approved condominium list to qualify for financing. In South Florida, where condos are very popular, this is especially important.

To check if a condo is approved:

  • Visit the VA's official condo lookup tool at VA Condo Search Tool

  • Ask your real estate agent or lender to verify approval status

If a condo is not on the list, it’s possible to apply for VA approval—but the process can take months, and not all associations are willing to provide the necessary documentation.

Important Note: In some cases, veterans may still have a path to purchase a condo that is REJECTED by the VA. They can request a VA exception, which must be reviewed and approved by the Department of Veterans Affairs. These exceptions are not guaranteed, but they offer a potential option when a property is otherwise ideal.


What to Watch for in South Florida

Because of the region’s humidity and aging buildings, watch for common issues that can disqualify a property from VA approval:

  • Mold or water intrusion

  • Roof damage or outdated roofing systems

  • Outdated electrical or plumbing systems

  • Non-functioning HVAC units

  • HOA legal documents (especially for condos)

It’s important to work with an agent who knows how to identify properties likely to pass a VA appraisal.
